Road and footpath completion

In preparation for us to accept the finished roads and footpaths, an on-site survey shall be carried out, and the results with actual co-ordinates and finished levels as a layout drawing, known as an as-built drawing, shall be submitted to, and approved by, us.

As-built drawings should be provided at a minimum scale of 1:500 on one sheet, orientated to National Grid North and in Portable Document Format (PDF). A minimum of three drawings described below shall be required.

Road and footpath as-built drawing

This drawing shall be titled ‘Road and Footpath As-Built’, should have an appropriate key and include the following:

  • Entire adoptable area (including adoptable SuDS features) shaded in a semi-transparent solid green colour, with no red colour outline.
  • Easements in private areas coloured solid blue.
  • Individual road names.
  • A surrounding area for context with an OS background layer.
  • All surface types including block paved areas.
  • Street furniture, lamp columns, tactile crossings, channel blocks, white lining, highway retaining walls and visibility splays.

Drainage as-built drawing

This drawing shall be titled ‘Drainage As-Built’, should have an appropriate key and include the following:

  • Adoptable SuDS systems and piped drainage.
  • Privately maintained SuDS features and piped drainage.
  • S104 SuDS features and piped drainage.
  • Indicate whether SuDS features function as infiltration systems, conveyance, or include under-drainage.
  • Off-site discharge points.
  • Maintenance access points for each surface water management component.
  • Manhole/catchpit and gully reference number.
  • Manhole/catchpit diameter, invert levels, cover levels and pipe diameters.

Details of components such as flow control devices and specialist materials shall be provided.

Landscaping as-built drawing

This drawing shall be titled ‘Landscaping As-Built’, should have an appropriate key and include the following:

  • Locations and details of the wildflower/grass seed mixes used.
  • Locations and details of planting within the adoptable area.
  • Locations and details of adoptable trees.
  • Privately maintained landscaped areas and open space including contact details.
