3. For the financial years 2019-2020 and 2020-2021: Zero. In 2020 Lincolnshire County Council undertook a project to identify and write to all letting and estate agents and landlords in Lincolnshire to make them aware of new and existing legislation that they must comply with, this included:

  • Tenant Fees Act 2019
  • Consumer Protection from Unfair Trading Regulations 2008
  • Fraud Act 2006
  • Consumer Rights Act 2015
  • Energy Performance of Buildings (England & Wales) Regulations 2012

The letter detailed the responsibilities each business has under these pieces of legislation and where to find further information online through Business Companion (www.businesscompanion.info).

It also outlined the business advice service Lincolnshire Trading Standards offers. Lincolnshire County Council has a dedicated officer leading on this area of work and is working with district council colleagues to exchange information and investigate noncompliance. This work is in its infancy.
