The area of interest appears to be within Flood Zone 3.

To complete the FRA, we would be grateful if you could supply us with the following, if available, for the vicinity of the site:

1. Details of any flood defences in the immediate area, including their extent, crest levels (and datum), assumed level of standard, construction and maintenance regime, as well as any other structures which may influence the local hydraulics.

2.Records of any historic flood events and potential sources of flooding from rivers, land drainage, groundwater, foul and surface water sewers on site and in the area.

3. Any restrictions applied to ordinary watercourses and sewers in the area.

4. Highway drainage restrictions and records.

5. Indications if the site is within the Critical Drainage Area.

6. Policies that may relate to Sustainable Drainage Systems (SuDS).

7. Is the site located within a Critical Drainage Area (CDA)?

Decision

1. Environment Agency records show there to be natural high ground identified as a flood defence along the left and right banks of the River Welland through Spalding town. For more information of flood defences in and around the area you may wish to contact the Environment Agency

2. Lincolnshire County Council in its capacity as the Lead Local Flood Authority has received 8 reports of internal flooding, 5 from Pennygate, 2 from Park Avenue and 1 from Pinchbeck Road in Spalding. If you would like further information on these flood incidences, please email Floodrisk@lincolnshire.gov.uk where we can supply you with redacted copies of the reports.

3.To comment on any restrictions for ordinary watercourses and sewers in the area you would be best placed contacting Anglian Water and the Welland and Deepings Internal Drainage Board.

4. Please see the attached private apparatus zone relating to the site layout plan and subsequent details of works/apparatus that we have records for within that zone
